Fall River’s Redevelopment Authority voted April 13th to find 64 Durfee LLC in noncompliance with an agreement that was meant to have the developer working on the vacant complex, and be substantially done with renovations in three years.The agreement was signed in October of 2011 by the Providence-based developer; however, the Durfee Tech Building is still boarded up in the city’s downtown. At it’s meeting last night, the Redevelopment Authority told the developer to get working on the building or risk losing it.
The complex was turned over five years ago for $45 thousand. The 23 page agreement meant the developer had to begin work on the building within six months, and during the allotted time period, must have shown evidence of ‘substantial completion.”
That did not happen.
The company did ask, and received an extension, on its three year deadline, but that extension expired in August of 2015.
Reportedly, finding the company in noncompliance is the first step to reclaim ownership of the building.
Initially, the developer proposed renovating the building and establishing 44 rental units for artists to use as homes and studios. The complex includes six buildings on a 1.3 acre lot at 64 Durfee street and fills a city block between Bank and Elm Streets.
